Heated water is included, electricity is billed by usage. For electricity, there is a separate power meter per apartment. Whenever more than one person is living there, the expenses will be split equally between tenants. It increases during the winter, but decreases during summer.

You can pick up the keys at Gunnar Schjelderup’s way 13A at an agreed time. You must show valid ID and study documentation.

Keys 

Upon check-in, you will have received a door key chip for your apartment.  Also, the mailbox key is hung up in your room.

Parking

You have to get a parking permit in the reception for moving in. Long time parking is available at Storo Storsenter and in Gunnar Schjelderups vei 33. This is not administered by BSN and is not free of charge.

Apartment

The apartment is pre-checked by BSN. Should there be anything wrong with your apartment, you can create an activity under maintenance on “my page”.

Exchange students apply directly to BI University. After you are accepted as an exchange student and you are assigned to BSN, you will receive an email from Hybel that takes you through creating an profile and contract signing. Please note that the email might goes to junk-box, and you will have to check this regulary in order to not miss the due date for contract signing.

Check-out

The check-out takes place at the agreed time where BSN and the resident review the apartment, no later than 12:00 the day your contract expires.

You are responsible for reserving a time no later than 30 days before the end of the contract. We recommend that you reserve a  time as early as possible. It can quickly be fully booked on some days. You can make a reservation here

After the handover, the tenant has no longer access to the residence. The apartment must be move in ready at the handover. If the apartment is handed over before the lease expires, electricity will end after the handover, but you still have to pay the rent until the contract expiration date.

What is expected from you

Moving and washing out is time consuming. How extensive it is depends on how well it is cleaned daily.

The whole apartment must be cleaned thoroughly including in common areas, balcony and stalls, even if your roommate is staying or moving out later.

All of the stains and dirt should be removed and you must clean places that you do not normally clean during regular cleaning.

The bathroom and kitchen must be cleaned thoroughly. Injuries and defects must also be registered well in advance of inspection. So it can be remedied in the tenant’s rental period. If this is registered too late, it can impose a rental income loss that the tenant will be responsible for.

Tips before you start

Start with the tiles in the bathroom and kitchen well in advance before the check out.  Many find that they have to spend several rounds on this. It may be smart to take a thorough cleaning a few weeks before handing over. Remember to use the right products for different areas. In case of in

Reminders

• Leave the mailbox key hanging on the hook in your apartment.

• The apartment must be completely emptied and cleaned before handover

.• If you rent a parking space or a storage room, they must be handed over at check out. Storage rooms must be emptied and swept.

• After disconnecting a washing machine, the pipe must be sealed with a sealer.

Parking cards are issued upon relocation during our opening hours, please contact reception in good time before you need the parking certificate.

Checklist Kitchen

• All appliances are cleaned (inside and out)

• Wash the air vent over the stove and clean the filter.

• Defrost the refrigerator and freezer

• Wash kitchen cabinets (inside and out)

• remember to wash behind the refrigerator

• Wash the back splash over the cabinets

• Wash the vent filter over the stove, if needed you can pick up a new filter at the reception.

Bathroom

• Clean the vent

• Clean and empty the drain

• Wash the tiles thoroughly on the floor

• Wash the shower wall including the fixture and and hand rod

• Wash the basin, toilet and glass shelf

BSN offers cancellation for contracts signed during the main enrollment with contracts starting form August 1st and for a 12 month period. This does not apply to Exchange students, existing tenants or tenancies starting before August 1st.

There is a cancellation fee that will be deducted from your deposit.

Before the 10th of July the cost is  NOK 1 000,-

After the 10th of July and until the 31st of July the cost is  – 1 months rent

After the 1st of August please see your contract for terms for termination.

Application for early contract termination

Tenants can during the contract period apply for termination of their contract. BSN will attempt to find a replacement tenant and then release the applicant from its contract. The new tenants contract must start no later than May 1st, and the contract must be signed by March 15th which is the contract renewal deadline.

Termination Couples/ family apartments

Apartment type unfurnished family can be terminated with -3- months notice. The notice must be signed and the termination period will run for 3 full months in addition to the month the notice was given. I.e. notice delivered January 20th termination period will run rest of Jan, and Feb through April.

For contracts not yet started, the termination period runs from the contracts staring month. I.e. contract start August 1st, notice delivered June 1st then termination will run from Aug through Oct.
